Greengate Farm- Design and Project Management

The client had recently bought a 20C farmhouse having moved back from Scotland. The farmhouse had already been extended to a large extent but was in need of substantial modification including the improvements of the external appearance of the dwelling as it was and improving its overall energy performance, and sustainability.

We provided full Architectural services for this project from Feasibility through to Completion on Site.  Our Principal Architect was the project manager overseeing the build works under an RIBA Domestic Building contract, and was in charge of the tendering process and selection of main contractor.

RG Construction won the contract and worked in close collaboration with Architect and Client through to build phase to ensure that the project was achieved successfully. The close working relationship formed during this project saw RG invited to continue with a second phase of the project, which was the external landscaping of the surrounding area, creation of new hardstanding and a new cart lodge. Bingham Hall were the structural engineers for both parts of the project, offering design input before and during construction.

The existing twostorey farmhouse was significantly altered, it entire roof removed and a new second-storey added and a new east wing added  as well as a single-storey garden room. The original stairs were removed and the living room and bedroom above turned into a three-storey high open grand hallway.

The existing external brickwork was re-clad with new render and native larch timber boarding, some existing chimneys were removed, others were re-built and extended to suit the new height of the house, and the new east wing living room had a new inglenook fireplace included in its design.

The kitchen was completely altered in design and replaced, as were all windows and doors, externally and internally. In addition the entire house had its insulation upgraded by adding insulated dry lining, and a new insulated ground floor with underfloor heating.

We assisted the client in preparing their brief and producing an overall design and altered  internal layout, which was based on simple yet fluid movement through the house focused around a central staircase. The success of this staircase was paramount as it needed to work structurally and functionally as well as be an aesthetic centre piece.  When specialist stair manufactures were unable to provide a solution, it took a combination of Architect, Engineer, Contractor and Client to realise the final design.
