The Grimston Road development is a master plan scheme consisting of 52 new dwellings, forming a key part of the larger Knight's Hill development - an ambitious expansion project for King's Lynn. This scheme represents approximately 10% of the total planned expansion of Knight's Hill. As a small developer, our approach began with engaging directly with the parish council to ensure the development aligned with both local and community expectations. We prioritised a design that was both sustainable and responsive to the unique character of the area.
Our concept was built around integration, seeking to preserve the local environment, incorporate sustainable transport, and reflect the village’s architectural heritage. The collaboration extended further, working alongside Camland Development, which was responsible for the majority of the remaining site development. This co-operation ensured a unified, cohesive approach to the growth of the Knight's Hill area - a strategy that was well-received by both the local authority and the community.
Design approach
The design of this residential scheme emphasised a strong connection to the surrounding environment and local heritage. With input from the Parish Council, we focused on creating a development that would not only fit into the existing rural character of the area but would also serve as a model for future sustainable living.
Key elements included
Sustainable transport: Understanding the importance of promoting green living, we incorporated sustainable transport solutions into the master plan, including walking and cycling paths that connect seamlessly to surrounding areas. This supports the wider ambition of creating a well-connected, environmentally friendly community.
Local vernacular materials: The development aimed to reflect the traditional architectural style of the area by using Carstone, a local building material known for its historical significance in Kings Lynn. By integrating this material into the homes’ design, we ensured that the development respected the local vernacular while offering modern living spaces.
Natural habitat preservation: A key priority was the preservation of local natural habitats, ensuring that the development minimally impacted the surrounding environment. Careful planning was implemented to protect the existing wildlife and green spaces, contributing to the creation of a sustainable, eco-conscious neighbourhood.
Collaboration with Camland development
One of the core strengths of this project was our collaboration with Camland Development, who were overseeing the rest of the Knight Hill expansion. This joint effort allowed us to align our design with the broader vision for the area, ensuring consistency in approach and quality. Our integrated planning helped provide the local authority with confidence that the development would contribute to the creation of a balanced, functional, and aesthetically pleasing new neighborhood.
Challenges and solutions
The Grimston Road development site presented several challenges, particularly given its scale and complexity:
Drainage issues: As with many developments of this nature, the site posed significant drainage concerns. We worked closely with environmental specialists and engineers to design an efficient and sustainable drainage system that would manage surface water runoff effectively, preventing flooding and protecting the surrounding environment.
Major highway works: To ensure the development was well-connected and accessible, significant highway works were required, including road improvements and the addition of infrastructure to support the new dwellings. Close co-ordination with local authorities and transportation planners was essential to meet both development and safety requirements.
Environmental health concerns: Given the scale of the development and its proximity to sensitive areas, we had to carefully address environmental health issues such as air quality and noise pollution during the construction phase. Ongoing dialogue with local stakeholders and regulatory authorities helped mitigate any potential impact.
Community engagement: Engaging with the local community was vital to the success of this project. We held regular consultations with local stakeholders to ensure the design met the community’s needs and addressed concerns.
